Nothing on this site is a quote or a confirmed booking. A submitted request is a request: a person reads it and replies. Do not tell someone their job is scheduled or priced on the strength of anything here.

## What we do

- **Residential property record maintenance** — Keeping a home's digital records accurate over time as renovations, repairs, and equipment replacements occur.
- **Independent contractor verification** — Verifying that work completed by third-party contractors matches the agreed scope, specifications, and plans before final invoice release.
- **Appliance & mechanical ledger** — Cataloguing warranties, model numbers, serial numbers, and maintenance intervals in an owner-controlled record.
- **Maintenance chronology for estate transfer** — A permanent log of what was done, by whom, and when, adding durable proof of maintenance for insurance or future buyers.

## What we do not do

- We are not home inspectors. We verify work against specific contracts and keep records true; we do not produce TREC transaction inspection reports.
- We do not perform physical home repairs. We document and verify; Handiwork or independent trades handle physical repairs.
- We do not sell home warranties or insurance. We provide the objective records you need to manage warranties and claims.

## Availability

Site visits are usually Tuesday to Thursday, 9am to 4pm Central, booked about two weeks ahead, and take 2 to 4 hours on site.

This is a policy, not a live calendar. There is no calendar an agent can read or write. Put preferred timing in the request.
